Homes for Sale in Centerton, AR
Centerton sits immediately west of Bentonville and has become one of the fastest-growing residential communities in Northwest Arkansas.
And when you drive through it, that growth isn't hard to see.
New neighborhoods, schools, commercial development, and road construction have transformed what was once a much smaller town into a major part of the Bentonville side of the Northwest Arkansas metro.
For homebuyers, Centerton's appeal is pretty straightforward: you can live just outside Bentonville, stay relatively close to many of the area's major employers and amenities, and have access to a large selection of newer homes and neighborhoods.
If you're looking at homes for sale in Bentonville, Centerton should probably be part of the conversation too.
Centerton's Growth Has Been Remarkable
Centerton isn't just growing because Northwest Arkansas is growing. The city itself has experienced an enormous amount of residential development.
A lot of that growth is directly connected to what's happening next door in Bentonville.
Walmart's headquarters and the enormous network of suppliers, vendors, technology companies, and professional services surrounding it continue to bring people into this part of Northwest Arkansas. As Bentonville has grown and housing demand has increased, development has pushed west into Centerton.
The result is a community that looks dramatically different than it did even a decade ago.
For buyers, that means you'll find a lot of relatively newer housing compared with some of the more established parts of Fayetteville, Springdale, or Rogers.
It also means you need to pay attention to what's being built around you.
The empty field behind a neighborhood today may not necessarily be an empty field five years from now.
Centerton Is Basically Next Door to Bentonville
Location is probably Centerton's biggest selling point.
Centerton borders Bentonville, and in some areas the transition between the two cities isn't particularly obvious unless you're watching the city-limit signs.
That gives Centerton residents relatively easy access to Bentonville's employment centers, restaurants, shopping, trails, Crystal Bridges Museum of American Art, and everything else that has developed around Bentonville.
It's especially worth considering if you're relocating to Northwest Arkansas for a job with Walmart or one of the many companies connected to it.
But there's an important tradeoff.
Centerton's rapid growth means traffic and infrastructure matter. Your commute can vary considerably depending on where your house is located, what time you're driving, and which route you're taking into Bentonville.
So don't judge a commute by mileage alone.
If you're considering a particular house, I recommend checking the actual drive to work during the time of day you'll normally be making it.
What Are Homes Like in Centerton, AR?
Newer construction is a big part of the Centerton housing market.
You'll find a large number of homes built within the last couple of decades, along with newer subdivisions and continued residential development throughout the area.
That makes Centerton particularly appealing to buyers who prefer newer floor plans, larger kitchens, open living spaces, modern primary suites, three-car garages, neighborhood amenities, and the other features commonly found in newer Northwest Arkansas construction.
But Centerton isn't exclusively new subdivisions.
There are older homes and established areas closer to the original center of town, along with properties on larger lots and more rural-feeling areas as you move toward the edges of the city.
The biggest mistake would be assuming every Centerton neighborhood is interchangeable.
They aren't.
Neighborhood age, builder quality, lot size, proximity to Bentonville, traffic patterns, school assignments, amenities, and future development can all affect both your day-to-day experience and the value of the property.
Centerton and Bentonville Schools
Schools are one of the reasons many relocation buyers put Centerton on their list.
Much of Centerton is served by Bentonville Schools, and the district has expanded westward along with the area's population growth. You'll find multiple district campuses in and around Centerton, including Bentonville West High School.
But this is another place where I don't recommend relying on the city name in the listing.
School district boundaries and individual school attendance zones don't always line up neatly with city limits or mailing addresses.
If a particular school is important to your move, verify the current school assignment for the specific property you're considering directly with the school district before making a purchasing decision.
That's especially important in a rapidly growing area like Centerton, where enrollment and attendance boundaries can change as new schools are built and the population continues to grow.
Centerton vs. Bentonville
This is probably the most useful comparison for someone relocating to Northwest Arkansas.
Centerton and Bentonville are neighbors, but they offer different things.
If being close to Downtown Bentonville, Crystal Bridges, restaurants, established trail systems, and the city's cultural amenities is your highest priority, Bentonville itself may make more sense.
If you're more focused on the house — newer construction, neighborhood options, square footage, garage space, or simply expanding what you can find within your budget — Centerton deserves a serious look.
That doesn't automatically mean Centerton is "cheap Bentonville."
It isn't.
Northwest Arkansas has grown too much for those kinds of simple comparisons, and home values depend heavily on the specific neighborhood and property.
The better approach is to decide what you want to spend and then compare what that same budget actually buys you in both cities.
Sometimes Bentonville wins.
Sometimes Centerton does.
And sometimes looking at the two side-by-side makes it obvious which lifestyle matters more to you.
Centerton Is More Residential Than Destination-Oriented
This is something I think relocation buyers should understand before moving here.
Centerton isn't Bentonville.
You're not moving here because it has its own version of the Bentonville Square, Crystal Bridges, Dickson Street, or a huge entertainment district.
Centerton is primarily a residential community.
There are restaurants, shops, parks, schools, and everyday conveniences within the city, and those options continue to expand as the population grows. But for a lot of the region's major dining, entertainment, arts, shopping, and outdoor destinations, you're going to drive into Bentonville, Rogers, or elsewhere in Northwest Arkansas.
For some people, that's a downside.
For others, it's exactly what they want.
They'd rather live in a newer neighborhood with the house and space they want and drive 10 or 15 minutes when they're ready to go out.
Knowing which type of person you are matters more than whether somebody tells you Centerton is a "great place to live."
Parks and Recreation in Centerton
Centerton has continued adding parks, recreation facilities, and community amenities as the city has grown.
But one of the advantages of its location is that you're also close to the much larger outdoor recreation network available throughout Bentonville and Northwest Arkansas.
Bentonville's mountain biking trails, paved greenways, parks, and recreational facilities are nearby, while Bella Vista's extensive trail network is farther north.
Beaver Lake and the outdoor recreation available throughout the Ozarks are also within reach.
So while I wouldn't choose Centerton specifically because it's an outdoor recreation destination, living here still puts you close to many of the things that have made Northwest Arkansas nationally known for its outdoor lifestyle.
What Should Buyers Know About Centerton's Growth?
Growth creates opportunities, but it also creates some things buyers should pay attention to.
Road improvements, new subdivisions, schools, commercial projects, and infrastructure are all trying to keep pace with a population that has grown extremely quickly.
That means I pay attention to more than the house when I'm helping someone buy in Centerton.
What's planned for the vacant land nearby?
How will you get in and out of the neighborhood?
What's the commute like during rush hour?
Is additional residential or commercial development planned nearby?
How does the neighborhood compare with all the new construction competing around it?
Those questions matter in any city, but they're particularly important somewhere growing as quickly as Centerton.
Is Centerton a Good Place to Live?
Centerton tends to make the most sense for people who want to be close to Bentonville but don't necessarily need a Bentonville address.
It's especially worth considering if newer housing is important to you, you work on the Bentonville side of Northwest Arkansas, or you want to compare what your housing budget buys just outside Bentonville.
On the other hand, if your priority is living within walking or biking distance of restaurants, trails, museums, or a traditional downtown, other parts of Northwest Arkansas may fit you better.
That's why I wouldn't tell someone relocating here, "You should live in Centerton."
I'd tell them to put Centerton on the list, drive it, compare the homes with what the same budget buys in Bentonville and Rogers, check the commute, and decide which tradeoffs actually matter to them.
Buying a Home in Centerton, Arkansas

When I'm helping someone evaluate a home in Centerton, I'm not relying on an automated home-value estimate to tell us what it's worth.
I look at what's actually selling nearby, builder and neighborhood differences, the age and condition of comparable homes, lot characteristics, upgrades, days on market, price reductions, and — especially in Centerton — how much new construction is competing with the property.
That's an important distinction.
When builders are actively selling brand-new homes nearby, those homes can affect what buyers are willing to pay for an existing property. You can't evaluate the resale market without understanding the new-construction market around it.

The goal isn't to convince you to live in Centerton.
